If you are going to sell your home consider a Pre Listing Analysis prior to offering you home for sale. A Pre Listing Analysis, like an appraisal, is an opinion which can help you "net" more of the equity in your home.  Unless you study real estate values on a day to day basis it could be difficult for you to get an accurate understanding of real estate value and current market trends.  When selling your home it is not how much you purchased your home for or have invested in it, or even how much you want for it. It is how much you can "net" from the sale.  Where you price your house in the current market can significantly affect how much recieve from the sale.

Many people are surprised when they find out that the market value of their home.  For some it is more than they thought while others it is less.  A Pre Listing Analysis will  help you to realistically price your home to sell it not just list it for sale. An overpriced home will not attract buyers, which means no offers and no closing and that you have wasted valuable time, money, and efforts.

In addition a Pre Listing Analysis suggest possible repairs and cosmetic changes that can help you increase your "net".  You may have heard "that a gallon paint is worth $20 in the can and $200 on the wall".  A third party can be your eyes and view your home as a "typical" purchaser moght.  We will be  objective and will tell you what you need to know, not just what you want to hear.

Homes that are listed for sale by the owner, without the assistance of a real estate agent, are known as FSBOs (pronounced FIZZ-BO). Selling your home "on your own" will require a significant amount of "homework" if you're going to do it right.
